Objectives

Our first duty in assisting you with your home sale is to clearly identify your sale goals. When formulating a selling strategy, the following objectives should be taken into account:

Net proceeds
The net proceeds of your home sale is the amount of money that you will receive after the payment of closing costs, commissions and taxes. To assist you in calculating the net proceeds of your home sale, we prepare an estimated HUD statement. The HUD statement (also called settlement sheet) outlines various purchase prices, along with necessary deductions for loan and lien payoffs, closing costs and taxes.

Time considerations
Another important factor in identifying your objectives is to determine your timeline for selling the home. Your time horizon likely will depend on a number of factors, including but not limited to: employment, family or a new home purchase. The timeline is important because if a Seller requires a quick sale, an aggressive pricing and marketing strategy must be undertaken.

Real estate commissions
A real estate commission is the percentage of your home sale price that is paid to real estate agents. A home sale involves the payment of commission to the listing agent (us) and a selling agent who represents the buyer. Real estate commissions should be taken into account when arriving at the required net proceeds.

Sale contingencies
Sale contingencies are conditions proposed by the Buyer in his or her offer that make the Buyer’s home purchase contingent upon certain events. The Seller should carefully consider the contingencies he or she is prepared to accept in the buyer’s offer. Each contingency creates an obstacle to closing that allows the buyer to walk away from the sale and retain his or her earnest money.

Special rules
Special rules are your individual preferences and instructions on how your agent will sell your home. For example, if you are uncomfortable with other agents having unfettered access to your home, you may decline to place a key-box at the home. Also, if you prefer that we avoid conducting open houses, we will be careful to utilize other marketing strategies in selling your home.
