Once we have identified your sale objectives and arrived at a purchase price, our next step is to formulate a customized marketing plan designed to maximize your home’s exposure to potential buyers. The marketing of your home can make the difference between a quick sale at full price and waiting several months to sell your home at an inferior price.

Based on the constantly changing nature of our real estate market, our marketing plan for your home is a dynamic undertaking tailored to meet the challenges faced in this competitive market as well as the ever-changing market conditions affecting your home sale. Below are various considerations to be taken into account when marketing your home:

Presentation
Before listing your home for sale, we begin by advising you on how to present your home to potential buyers. In addition to landscaping recommendations to create “curb appeal”, we make suggestions regarding interior presentation to maximize the buyer’s first impression. We also advise you on the effect that necessary repairs and cosmetic improvements such as painting, gardening, and the overall staging will have on your home sale. In all cases, it is important to remove clutter, store away family photographs and create a neutral décor to present to potential buyers.

Pre-listing home inspection
Prior to listing your home for sale, it may be a good idea to obtain a home inspection. The results of the inspection provide valuable insight into the physical condition of your home. It also enables us to anticipate the buyer’s potential negotiation strategy and quickly rebut the buyer who is attempting to utilize an inspection contingency to discount their initial offer price.

Listing on Northwest Multiple Listing Service
The Northwest Multiple Listing Service (NWMLS) is a non-profit company to which real estate brokers and agents are members. The NWMLS features hundreds of thousands of home listings (updated in real-time) and is a one-of-a-kind resource for agents when selling a home. When you hire an agent, your home is “listed” for sale on the NWMLS and may be accessed by any real estate agent or broker who is a member. While membership to the NWMLS is limited to real estate brokers and their agents, the extensive database of home listings featured on the NWMLS is available for viewing by agents, brokers and the public. NWMLS home listings can be accessed for free on our website by clicking on the “Property Search” tab above.

When you list your home with us, we carefully draft a creative and descriptive listing of your home and upload the listing into the NWMLS database within 24 hours of determining the purchase price. Your listing will include your home’s address along with the home’s unique features and amenities as well as exterior and interior pictures of your home.

Search engine, print and other non-NWMLS marketing
Breaking from traditional marketing methods, we also utilize pay-per-click and other search engine marketing campaigns (if applicable) to expand market reach and target home buyers seeking homes in your area. We may also create a unique website for you home where potential buyers can access even more information on your home and see additional pictures and take a virtual video tour. Offline marketing such as advertisements in newspapers, magazines and other print media may also be utilized in conjunction with your internet advertising campaign.

Open house
If you so desire, we conduct catered open houses where buyers can tour your home and receive detailed information from your agent. We are careful to conduct an open house with a mind on both presentation and security. If appropriate, we will also hold a broker’s open house where other brokers and agents can tour your home, ask questions and report back to their buyer clients.

Tracking and communication
Throughout the sale process, we regularly track the success of our marketing plan and update you on the progress of your home sale. The NWMLS and internet marketing strategies allow us access to real-time data on the success of any given campaign. In the event we notice stronger interest in a certain marketing strategy over another, we act quickly to modify your marketing plan to maximize exposure.
